Is Beach Bum Estate completely private?
Yes. When you book Beach Bum Estate, your group will be the only guest reservation on the property. No other guests will be staying on the estate during your visit, and all resort-style amenities are reserved exclusively for your group.
How many guests can the estate accommodate?
Beach Bum Estate comfortably accommodates up to 12 guests between the luxury Guest House, private Studio, and Beach Bum Lounge entertainment area.
Do you live on the property?
Yes. My family and I live on the estate and personally maintain the grounds, amenities, and guest experience. This allows us to provide a level of hospitality and attention to detail that larger vacation rental companies simply cannot match.
Will we have privacy?
Absolutely. Guests enjoy private accommodations and exclusive use of the pool, spa, sauna, and outdoor resort amenities.
You may occasionally see us walking our two friendly Labradors, Luke and Leia, accessing our residence, or performing routine pool maintenance. We do not use the pool, hot tub, sauna, or guest amenities while guests are staying on the property.
Are there security cameras or shared spaces?
Yes, and we believe in complete transparency.
The main entrance lobby and Beach Bum Lounge are common access areas. The private Guest House entrance is located immediately to the left inside the lobby.
The courtyard breezeway is also a shared passageway that we occasionally use to access our residence, Beach Bum Lounge, or walk our dogs.
For safety and security, cameras monitor:
• Exterior areas of the property
• Main entrance lobby
• Beach Bum Lounge
These systems also support our facial-recognition access system and help us monitor the safety of a family member with autism who occasionally wanders.
There are no cameras or audio recording devices inside the Guest House, Studio, bedrooms, bathrooms, kitchens, living areas, or any private guest accommodations.
Do we have exclusive use of the pool and resort amenities?
Yes. While Beach Bum Estate is owner-occupied, guests have exclusive use of the pool, hot tub, sauna, courtyard, and resort amenities during their stay.
Is the pool private?
Yes. The 55,000-gallon resort-style heated beach-entry pool is reserved exclusively for your group.
Is the pool heated?
Yes. During cooler months, the pool is typically maintained between 72°F and 83°F.
Please note that during rare Florida cold fronts below 50°F, pool heaters become less effective.
What are the pool and outdoor amenity hours?
Pool, hot tub, sauna, and courtyard amenities are available daily from:
7:00 AM – 10:00 PM
Outdoor lighting automatically shuts off shortly after 10:00 PM per county ordinance.
Is the pool deck slippery?
As with any pool environment, the pool deck, spa area, courtyard surfaces, and tile flooring can become slippery when wet.
For everyone's safety:
• No running anywhere on the property
• Walk carefully around the pool and spa
• Children must be supervised at all times
• Appropriate footwear is recommended
Is the hot tub private?
Yes. Our luxury Grandee Hot Spring spa accommodates up to seven guests and features full-body massage seating.
Is the sauna included?
Yes. Guests enjoy complimentary access to our Clearlight/Jacuzzi infrared sauna featuring:

What entertainment is available?
Beach Bum Lounge includes:

Can guests use the Beach Bum Lounge kitchen?
The commercial-style chef's kitchen located in Beach Bum Lounge is reserved for host use and special guest hospitality events.
Guests have full access to:
• The Guest House kitchen
• The Studio kitchen
• Outdoor dining areas
The chef's kitchen allows us to prepare complimentary guest offerings such as waffle mornings, cocktail nights, pizza evenings, and other special touches throughout the year.
How fast is the internet?
Extremely fast.
The estate features cutting-edge 5-Gig symmetrical fiber internet, ideal for:
• Remote work

Is there a workspace?
Yes.
The Guest House includes:

While the estate is primarily designed for adults seeking a peaceful getaway, respectful families with well-behaved children are welcome.
Children must always be supervised around water features and outdoor amenities.
Is this a party house?
No.
Beach Bum Estate is designed for:

Parties, events, excessive noise, and unauthorized gatherings are not permitted.
Can we have visitors?
Possibly.
Up to four visitors may be approved with advance notice and prior authorization.
Only registered guests may stay overnight.
How many vehicles are allowed?
A maximum of three guest vehicles is permitted unless prior arrangements have been approved.
This helps maintain a peaceful environment and ensures adequate parking for everyone on the property.
Is parking available?
Yes.
Guests receive reserved on-site parking, and a Level-2 EV charger is available.
Are pets on the property?
Yes.
Our friendly Labrador "B&B Ambassadors," Luke and Leia, live on the estate and occasionally accompany us around the property.
Many guests enjoy meeting them.
Is smoking allowed?
No.
Smoking or vaping is not permitted inside any guest accommodations.
Tampering with smoke detectors or smoking indoors may result in additional fees.
